Looking for a Rental property to call Home?
We hope the following information will help you.
All information about our available rental properties can be obtained from our office window display or rental list at the front counter and also from the internet.
Drive past any properties you may be interested in renting. Have a look at the outside of the home, (however, do not go on the property). If you like the location and the appearance of the property, phone our office to arrange an inspection. Elders Padstow believe in personal service, therefore we do not give out keys to prospective tenants to look at our rental properties. All inspections are by appointment with one of our Property Managers. This is also done for safety reasons protecting our rental properties and also for our future tenants security.
After choosing a home, you will need to fill out an application form, just ask our Property Manager for one.
All tenants over the age of 18 years must complete and sign this form. Please ensure all details are included, you will also need to provide drivers license, passport (if possible) which will be photo copied and attached to your application. Do not forget to sign the disclaimer, so we can proceed with your application. Please be assured that your privacy is our utmost priority.
The Landlord will make the final decision in regard to the successful applicant.
All Systems Go - The property is yours!
On lease commencement date, you will need to bring along the following:
(money order or bank cheque only)
Bond money: 4 weeks rent
2 weeks rent: To kick start your leasing of the premises you pay this at the time of signing the lease and receiving the keys.
Your next rent payment is made one week later.
Lease fee: $15 is the cost of the lease.
You will receive a photo copy of all the keys given to you at the time of signing the lease. A photo copy and a spare set of keys are kept in the office. If you change any locks at the premises you must receive the Landlords permission in writing first, if permission is given, you must supply our office with a copy of the new keys.
You will also be given a copy of the Renters Guide by the Office of Fair Trading, which sets out your basic rights and responsibilities as a tenant and also gives you phone numbers of Tenancy advisory services.
A copy of the lease will be retained at our office and the other copy will be given to you. Keep your copy of the Tenancy Lease in a safe place for future reference.
Make certain you return the yellow copy of the conditions report, filled in with your comments, signed and dated within 7 days of commencement of tenancy. File the blue copy with your Lease.
Please Note: Cash payments are NOT accepted by this office due to security reasons. Please pay your rent by either book payments to the National Australia Bank, Internet, or at our office by Eftpos Savings (sorry credit cards not accepted) Cheque or Money Order.
If paying by deposit book please ensure that you never pay at the National Bank without presenting your book. Your I.D. number is the only way we will be able to credit your account.
If paying by internet it is important to use this ID number as customer reference. Also it is important to contact us the following business day after you have made the first payment to make certain we have received your rent and it is not still floating between the bank and our trust account.
Please make certain to put all accounts into your name for the property, eg: telephone, gas and electricity immediately.
Please report all repairs and maintenance issues to our office immediately to enable our staff to take action as soon as possible.
Rent payments must be kept in advance at all times and your early attention to payment of water usage (where applicable) will be greatly appreciated.
